Listing Availability & Instructions

This page is set up for Realtors to help better communicate availability and showing instructions. Please read the entire page as it will likely answer any question you have.

 

Showing Availability:

All properties that are active on the MLS are available unless otherwise stated in the private remarks for agents.

If you are a Buyer or an interested party that is not a licensed Real Estate Agent then a phone call is required for all properties.

Submitting Offers

If you would like to submit and offer please email to Realtor@JasonAWilson.com

or fax to 866-558-3856.

Checking the status of offers

If you have sent an offer in on a short sale or bank owned property please email Realtor@JasonAWilson.com and in the subject line put the address or MLS number along with the buyers last name. In the body make your request for information and we will follow up ASAP. Calling to check status will only delay a response as we are working more than 70 Short Sale and REO properties at any given time.

Short Sale Information

We understand that short sale processes and procedures are all over the place so this section is going to explain how we handle them and will answer most of your questions.

When making a short sale offer we require the following:

  • Copy of the offer and addendums signed by the buyer
  • Copy of the Pre-qualification letter or Proof of Funds
  • Copy of the earnest money check (if earnest money is being collected please follow GREC rules)

Additional Addendums may be required by different lenders but is not necessary for the initial offer. If addendums are needed they will already be attached to the listing and then should be sent in with offer. Otherwise we will send you them to sign.

Special Stips

We ask that you included special stips that are recommended by GREC see FMLS for a list. Other than that most lenders are asking for the following:

"Offer subject to short sale approval of all lien holders of record"

All offers are sent to the seller for review depending on the lenders all or certain offer will be sent in at the sellers request. No offer will be signed unless required by the lender. If it is executed then the property will be put in a Contingent other status and copies of the signed contract will be sent back to the buyer's agent.
